Home Seller Tip – Get A Pre-Listing Home Inspection

Are you looking to better the odds of selling your home? Consider a Pre-Listing home inspection. This makes a lot of sense for many different reasons.

During a typical Real Estate transaction, a homeowner will spend money to make their homes look beautiful with new floors, stainless steel appliances, granite counter tops, etc. After the make over, the home is listed on the market and the seller waits for the agent to bring in the buyers.  Once an offer is on the table… things get interesting and sometimes tricky because the purchase is “SUBJECT TO INSPECTION”

When the inspector comes along and finds a number of issues, your sale can be stalled during negotiations. When the dust settles, the sale might go through or it might not. You have very little control.

Why not change the game? We can turn this entire scenario around and get the inspection “BEFORE THE HOME IS LISTED”… I believe at least 11 good things can happen with a Pre-Listing home inspection.

  1. You’ll have the opportunity to accompany the inspector during the inspection. This is just not an option with a regular home inspection.

  3. Copies of the inspection report, along with receipts for repairs can be made available to potential buyers, should you wish to do so. In addition to the new appliances, you can tell the world that the home is not only functional and safe, but now you can prove it!
  4. The Pre-listing inspection can eliminate your stress load because you know your home will be as close a possible to “move in ready” for the buyer.
  5. When the buyer’s inspector comes along, the main issues can already be corrected, which eliminates any last minute surprises. The new buyer will have greater confidence to move forward with the purchase.
  6. You have a better chance of getting the price you want because there are fewer issues of consequence, which would typically affect the price.
  7. Your home will sell faster and you can look forward to forging ahead with your own plans.
  8. You’ll have peace of mind knowing that your home is one step closer to selling.
  9. You can stand out from the other sellers. Instead of writing “price reduced” you can be the only one on the block showcasing a sign that says “Pre Inspected by Seller”.
  10. Best of all, you now have more control over the sale of your home. No more hoping and waiting. Now you can be exited because the home is prime for selling instead of stressed out about what the inspector might find.
  11. There will be smiles all around 🙂
